Noted for its logistic value, this is one of the best area to buy a property in Sardinia.
The proposed property refers to a lovingly restored (2001) farmhouse built in the early XX century, located in the rural area called Balaiana by the locals, 7 km from the spectacular views of Luogosanto.
The property is within easy access to the provincial road no 14 and the Statale SS133, which allow to reach Arzachena (14 km) and the white blenched sandy beaches of charming Canniggione (20 km.).
Surrounded by tranquil landscapes, harmoniously composed of greyish granite outcrops, rolling hills carpeted with scented Macchia, dense evergreen shrubs, aromatic herbs and rich woodland, this amazing country home spreads over a finely fitted surface of 110sqm.
The property comprises a large living-dining room, two bedrooms and two bathrooms and a sweeping covered veranda at the rear.
To preserve the traditional architectural motifs, the front of the house was not conceived to have a veranda but roughly sculpted granite benches ( Stradi as the locals call them), which open to the house’s yard (Pastrucciali) where visitors used to be welcomed and most of the work was done.
The property occupies a manicured land of 1.5 hectares which has magically retained its ancient charm though has been provided with all the modern comforts as well.
Stazzu, or a farmhouse, was not only the building where many Gallurese families of farmers lived but, in fact, a much extended property whose border walls and land was considered complementary to one another.
Balaiana’s Stazzu is actually a small but still functional and working farm with a vegetable garden, luscious orchard and a vineyard, rigorously cultivated according to the cycles of the seasons. Undoubtedly, an undeniable attraction of this marvellous spot is the vineyard made up of 1000 vines, a mixture of Vermentino, Sangiovese, Cannonau grapes, all watered by an extremely efficient irrigation system.
Not far from the main house, overlooking the orchard, there is a 2 level partially restored outbuilding of about 35 sq m, which was used to store the machines and equipment necessary to run the farm. Today this area could be converted into a guesthouse.
Of great interest and beauty is an ancient circular stone well, whose construction was carried out by skilful local craftsmen. The well, rich in precious water and accessible through an interior granite stairs, still allows the monitoring and cleaning of the spring.
The abundance of fresh water has permitted the construction of a small dock that lets the owners carry on with the entire agricultural production throughout the driest months.
In addition, along the property borders, there is a stable of 30 sq and a traditionally built stone pen (Mandria) where the animals were kept overnight.
The house is fully functional and tastefully furnished. It comes equipped with an oil-burning heater .Not surprisingly there is no air-conditioning system as natural and pleasant cool is guaranteed by the thick walls that embrace and support the house and by the insulation of the wooden roof which has been carried out with the best building practice.
Price is subject to Vat and legal cost.
