Cadastral compliance means that the floor plan registered in the land registry must match the actual condition of the property. In simple terms, the property must appear in the official records exactly as it exists today.
This mainly concerns the internal layout of the home, including rooms, walls, bathrooms, hallways, and storage areas. Over time, it is common for small internal changes to be made, such as moving a wall or reorganising the layout of certain rooms. What is urban planning compliance?
Urban planning compliance is a different type of verification and relates to the local municipality. This check confirms that the property was built and modified over time with the correct building permits and authorisations.
This may include extensions, enclosed balconies, changes to the internal layout, or renovation works carried out over the years. Each of these works should have been authorised through official permits issued by the municipality.
These verifications are often reviewed in the final stages of a transaction, especially when the notary and the bank are involved. For this reason, reviewing the documentation early is always the best approach.
