Case Study: Bathroom Renovation, Legalization Of Stazzu Farmhouse
Bathroom Renovation, Legalization, and System Upgrades in a Traditional Gallura Farmhouse
A real case study from rural Sardinia: how complexity in a historic property can be successfully managed through experience, coordination, and the right professional approach.

Key message: Complexity in rural properties is normal. What makes the difference is how it is managed — with the right professionals and over 20 years of experience.
Context
This project involved a traditional stazzo in Gallura, Sardinia, originally built around 1920 and therefore classified as pre-1967.
Like many rural properties, the original structure was not the issue. Over time, additions and functional upgrades were made — including a bathroom built in the 1990s, wastewater systems, a private well, and drainage adjustments.
Urban Planning Framework
The historic structure is recognized as legitimate due to its age. However, any additions made after 1967 must be verified and aligned with current regulations.
Initial Situation
- Bathroom extension added over time
- Wastewater system needing alignment
- Private well requiring compliance updates
- Rainwater drainage improvements needed

Our Approach
1. Internal Renovation
Upgraded plumbing and layout without altering external structure.
2. Wastewater System
Installation of an Imhoff septic system with proper dispersion.
3. Geological Assessment
Soil analysis to ensure environmental compliance.
4. Well Upgrade
Installation of water meter (contalitri) and regulatory alignment.
5. Roof Drainage
Improved water flow and building protection.
6. Administrative Coordination
All procedures handled in a single integrated process.
Managing all aspects together reduces time, cost, and uncertainty.
